Finding the right contractor will require patience. Such an undertaking only deserves an ample amount of time to prepare. Suppress the excitement of having the project started right away and go ahead with the first contractor who gives an offer. Wait until you have at least three or four bids and compare one to another.

Research the contractor’s previous or current projects

Let their work do the talking. An offer has little bearing if a contractor cannot back it up with accomplishments. Ask them to show you some of their previous projects and if possible, try contacting previous clients to hear some feedback about their work. It would also be worth visiting an ongoing project to have an idea of how the contract works on-site.

Only select a contractor that is licensed, bonded, and insured

Your basis for choosing a suitable contractor should not be limited to skills and work history. It is also important to consider the trustworthiness of the provider both on and off-site. Ensure that the company has the proper licenses from authorities.

Aside from this, check if they are bonded and insured. A bonded contractor means they acquired a surety bond that guarantees compliance with legal and financial obligations. On the other hand, having insurance means the company has financial protection against situations such as damages or injuries during operations.

Know the contractor’s expertise

Not all construction project is the same. They can vary, one way or another. Similarly, although all contractors are expected to be capable of building houses from the ground up, they can have varying specializations too.

If you are planning to renovate or restore an existing building or if you plan to build on an unconventional location or if your project has a focus on a particular material theme, then look for a contractor who has the best experience for the job.

Consider hiring locally

There are several advantages to hiring a contractor who operates in the locality. Companies that are experienced in specific areas will know the best suppliers and skilled workers to tap. Moreover, they have a working understanding of the local regulations, weather, and other related aspects. Not to mention, you will be supporting the livelihood of the local community.

Think beyond the price

The price is certainly a factor to consider, but it should not necessarily be the first thing on your checklist. The right choice is not always the cheapest (if not never). In fact, a high-quality is not scared to run out of projects and will not drop their prices that easily just to win one bid. As an investor, you have to be ready to spend more to receive the value you are looking for.

Choose a contractor who listens

Sometimes, the best advisor is your own guts. Many successful individuals will agree that instinct and intuition are valid considerations in making decisions. Talk to the contractor personally and have a feel of how they interact with you. A particular indication of a service provider who can potentially work well with you is one who listens well and shows a keen interest in understanding what you need. Avoid a contractor who will treat you as just another project, another item on their to-do list.

Do not proceed without a proper contract

Keep things professional and put everything into writing – black and white. After you have settled with a suitable contractor, the next step is to write a contract with clear terms and conditions to manage each other’s expectations. Before signing, it is wise to have it reviewed by a lawyer or a legal expert.
